Our modernized vintage home (3 bdrm/2ba) with self-contained cottage (2rms/1ba) is an Ashland landmark property, less than 1/2 mile north of Downtown Plaza. Our large perennial, wildflower, and medicinal herb garden offers pleasure for all your senses and a meaningful view of Grizzly Peak. Your only responsibility to the garden is to enjoy its abundant beauty (owner takes care of garden maintenance and irrigation costs). Expect this unique and comfortable home to be move-in ready on August 20.
The gardens are gorgeous and the buildings environmentally friendly, as well as very livable. Both buildings are fully insulated with dual-pane windows throughout. Plus are heated and cooled with energy-efficient mini-split systems.
Before showing you the houses and garden, we want to ensure you meet or exceed our specific criteria for occupancy. Please complete this Google Survey. Rent is $2500/month and includes two off-street parking spaces. Owner pays 20% of most utilities (excluding gas and Wi-Fi/TV) and owner pays all garden maintenance and all irrigation costs. We require a $3300 security deposit. We have a no animal policy and require no tobacco smoking anywhere in, or within 20 feet, of the property or buildings. We will run a credit and employment/background check on all qualified applicants ($35 fee). You will need minimum household income of $7000/month, 620 or above credit score, and no deniable evictions, judgments or criminal convictions (You might want to fill in our basic rental criteria Google Survey to see if you qualify.
The 2-story vintage main house offers approximately 1500 sq ft inside living space with beautiful wood plank floors. We've modernized and insulated the whole building, including dual-pane windows and a multi-head new (2019) mini-split HVAC. The home supports 3 bedrooms and 2 bathrooms, one with a romantic, claw-foot soaking tub and the other bathroom with a tiled shower. The large (18’x13.5’) living room graciously invites you into a spacious (16’x11.5’) dining/living area with French doors affording private garden access and gorgeous views.
The French door porch is one of the home’s 3 attached porches and offers a spectacular view of Grizzly Peak and our luscious and expansive Chakra Garden.
The main house has 3 bedrooms. The larger (15’x13.5’) upstairs bedroom, is beautiful with vaulted ceiling plus fan, two closets, and an enclosed alcove (12’x6.5’) illuminated with a vintage stained-glass window that is currently set up for TV viewing. The 2nd upstairs bedroom is smaller (11’x7.5’) with vaulted ceilings and useful storage. The 3rd bedroom (13’x9.5’) is downstairs, off the living room, offering wall-to-wall carpet over the wood floor and two closets.
The main house kitchen (13’x11.5’) is modern with mostly stainless steel appliances, gas stove, granite countertops, ample cabinets with pantry, and a French-country porcelain double sink. Drinking water is filtered and the fridge has an ice maker. There's a dishwasher and garbage disposal. Composting and Recycling via Recology bins is encouraged. The kitchen opens onto a covered side-porch plus has a pocket door to the laundry room (new washer and gas dryer included). There is also a bungalow-style covered porch along the whole front of the house.
The 460 sq ft detached, self-contained cottage included in the lease was originally the property carriage house but fully modernized in 2013/14. It includes 2 large rooms (no built-in closets) separated by a pocket door. The inviting main room (16.5'x11') has vaulted ceiling with fan and a lovely view of the garden. The interior room (16.5'x11.5') has sloping ceiling, a food-prep area with stainless steel sink and mini-fridge, plus a door to the bathroom containing shower, toilet and sink. The building is heated and cooled with an efficient mini-split system. The cottage is not to be used for transient or vacation rental (Airbnb/VRBO) but is perfect for house share/mother-in-law/teen quarters, and particularly suited as a home-office for client-oriented professionals.
Included in the lease are 2 off-street parking spaces and full use of most of the garden areas (excluding the south path in front of the owner buildings, northeast corner covered pavilion & east raised beds). The garden offers many unique environments including an evergreen forest, a shady apple tree, an aspen grove, and a therapeutic chamomile bed. There is a sunny space for you to plant your own vegetables/flowers
Tenant is responsible for 80% of the City of Ashland utilities as billed (excluding garden irrigation, which is owner’s sole responsibility) and 80% of the Recology billing garbage/recycle/compost, plus 100% of gas (water heater, kitchen stove & dryer in the main house only) and personal wi-fi/TV. Owner will take care of all garden maintenance and upkeep including the garden water (on a different meter than the buildings), and pay 20% of other indicated utilities.
Rent is $2500 monthly (plus utilities as indicated) and a $3300 damage deposit is required (this is NOT a last month rent). All adult occupants will be vetted, including a credit report and employment/background check, $35/adult person fee paid with application. Please no tobacco smoking and no animals.
Please note: the main house has been our home for 8.5 years (we have lovingly updated inside and out, plus made the place environmentally comfortable) and the property has 5 small out-buildings (3 of them self-contained cottages) tucked along the north border. The only cottage fully visible from the main house is the largest cottage, included in the lease. The 3 cottages have been vacation rentals for 6.5 years (Chakra Garden of Ashland), but we are retiring from that work and changing our living situation. We are keeping 4 of the small out-buildings (2 of the 3 cottages) for our personal use (office, gardener quarters, storage), hence the 20% owner contribution to utilities and the 100% garden maintenance. We keep a very low profile and can assure you of your privacy in the main house and cottage. You will, however, see us from time-to-time in the garden as we’ll be working to maintain its beauty.
